The management company supports the Board in executing on those decisions, oversees operations, and provides professional guidance to help the Board fulfill its responsibilities as a delegated agent of the Board.

No. The Management Trust works on behalf of the Board, not in place of it. The board retains all authority, including but not limited to policy, rules, budgets, and community direction. 

 Budget development, assessment, billing and collections, financial reporting, banking and treasury support, reserve fund management programs, supporting tax preparation and filing, invoice processing, and vendor payments. All invoices, payments, and financial records are visible, in real-time, in our online Board and member portal.

The Management Trust provides clear, consistent communication through homeowner real-time portal tasks, email updates, emergency alerts, meeting notices, and more, ensuring homeowners stay informed.

 Our managers coordinate with vetted vendors to schedule repairs and ensure the community’s common areas are maintained to the standards and approval thresholds set by the Board. 

When an elected service, our team supports the Board by issuing compliance notices, documenting violations of community policies, communicating resolution steps, and providing guidance on consistent enforcement. We also support reviewing and processing applications submitted to the Architectural Review Committee (ARC) or Design Review Committee (DRC) for adherence to community visual standards.

When an elected service, we prepare and provide meeting agendas, including all relevant reference materials, to the board five days in advance of meeting dates so they can prepare and operate efficiently when the meeting begins
